Brian Greene, JD

Legal & Due Diligence

Brian Greene brings a strong background in real estate law, development, and public policy to 721 Homes, LLC. He earned his Bachelor of Arts in Political Science from Brigham Young University and his Juris Doctor from the J. Reuben Clark Law School at BYU.

Brian began his legal career as a staff attorney for a Washington-based residential development firm, managing legal affairs and ensuring compliance on large-scale real estate projects. He later served as General Counsel and Development Manager for a Utah-based real estate development and holding company, where he gained hands-on experience navigating complex transactions and overseeing strategic growth initiatives.

In 2000, Brian established his own legal practice, advising clients on real estate and business transactions ranging from acquisitions to entity structuring and contract negotiations. His ability to navigate regulatory and transactional complexity has made him a trusted advisor in the real
estate investment space.

Brian has worked alongside Gary and Nathan in the 1031 exchange business, contributing legal and transactional expertise to the development of customized solutions for tax-deferred real estate investing. His current role at 721 Homes focuses on legal review, due diligence, and regulatory oversight.

He also brings valuable public-sector experience, having served six years in the Utah State House of Representatives, where he was actively involved in shaping legislation related to property rights, business, and land use.

Gary Leavitt

Co-Founder - Acquisitions & Asset Management

Gary began his real estate career in 1984 by raising investor capital to acquire an office building in Utah. He continued structuring property-specific investment deals before launching his first real estate fund in 1997 — the same year he became a licensed real estate agent (and later, a
broker). The fund managed investor capital through originating hard money loans on residential properties.

As his experience grew, Gary’s focus expanded to include tax-deferred strategies such as 1031 exchanges, where he specialized in acquiring net lease properties and offering fractional (TIC) interests to investors seeking passive income. In 2019, he sold the 1031 business to his son, Nate.

Now, coming out of retirement, Gary is focused on building the 721 exchange platform — a natural extension of his lifelong work helping investors transition from active to passive real estate ownership.

Gary holds a degree in Behavioral Science from Brigham Young University. He is a proud father of five and grandfather of six. He enjoys reading, puzzles, working out, relaxing in the sauna, and cheering on his grandkids at basketball, football, rugby, baseball games, and piano and violin performances.

Nathan Leavitt

Co-Founder & Managing Partner

Intrigued by his father’s outside-the-box thinking and entrepreneurial spirit, Nathan developed an early interest in business and real estate at a young age. At 18, he earned his real estate license and began working alongside his dad to expand the family’s 1031 exchange and replacement property business. A year and a half later, he left to serve a two-year religious mission in Taiwan for the Church of Jesus Christ of Latter-day Saints.

After returning in 2005, Nathan reactivated his license and played a key role in growing the 1031 business by developing an innovative co-op model that partnered with title companies and brokerages — expanding access to exchange solutions and creating new referral channels. These years solidified his passion for niche investing and creative, client-focused business models.

During the 2008–2009 downturn, as the 1031 essentially disappeared overnight, Nathan pursued entrepreneurial ventures that allowed him to deepen his expertise in design, branding, and digital marketing. He worked independently and on contract with a range of companies — from startups to national brands — including Energy Solutions, Vivint SmartHome, Podium, City Creek Mortgage, and Vivint Solar, as well as outdoor brands like Nature Valley, Orvis, KEEN Footwear, Stanley, Yakima Racks, Mountain House, and Sundance Resort.

As the 1031 market rebounded, Nathan returned to the space, working with his father to help investors identify suitable replacement properties — with a particular focus on TIC structures for passive income.

With a career in the 1031 space spanning decades, Nathan noticed that the 1031 industry as a whole didn’t do a good job meeting the needs of property owners looking to retire from landlord duties and simplify their lives. Now, after years providing the industry’s most comprehensive approach with a focus on offering a broader array of options to clients, Nathan is now leading the effort to augment 1031 options with the benefits of a 721 exchange. Now he’s able to give clients more flexible, tax-efficient pathways from active property ownership to long-term passive wealth and cashflow than any other firm in the country.

Nathan graduated from Brigham Young University with a degree in Chinese. He and his wife are the parents of four energetic boys — all of whom are passionate fly fishers, mountain bikers,  skiers, campers, hikers, and car enthusiasts. Family vacations typically revolve around fishing, whether it’s on a river, lake, or ocean.
