“What if I die tomorrow?” That’s the question that started this journey.
After years of retirement and owning single-family rentals, I began to ask some hard questions:
- What if I die tomorrow? Would I be leaving a logistical mess for my wife or kids?
- What if I get sick or can’t manage my rentals anymore?
- What if my kids don’t want to inherit rental properties — just the income?
- What if there’s a natural disaster where my rentals are clustered — am I too exposed?
- Are there better markets I could be in to maximize yield or return?
- Are there things I could be doing to increase my retirement income?
- What if I just want to simplify my life without triggering a huge tax bill?
- And if I do another 1031 exchange… then what? Just more tenants, toilets, and timelines?
Sometimes I felt boxed in:
- I couldn’t sell because of the capital gains tax.
- I didn’t want to do another 1031, because of the timeline pressure, the stress, and the work of finding a suitable replacement property in this market.
- And yet I still wanted income, growth, and something to leave behind that didn’t come with a side of stress.
The truth is, I’d known about 721 exchanges for over a decade. I even considered starting a fund back then — but at the time, I was fully immersed in running a 1031 exchange business, and the timing wasn’t right.
But the longer I was retired, the more I started thinking about the benefits of the 721 exchange — not just in theory, but for myself. The simplicity. The diversification. The ability to protect my family from inheriting a portfolio full of decisions they never signed up for.
And the more I thought about it, the more I realized this wasn’t just a good strategy — it was the very thing I had been looking for.
Here’s the funny part: the whole point of a 721 exchange is to make real estate passive. And yet, I got so excited about the idea… I came out of retirement to help build a 721 exchange business.
Yes, I see the irony. I’m working harder now — so others can stop working so hard. But the truth is, I couldn’t not do it. Because the more people I talked to — friends, fellow landlords, longtime investors — the more I realized I wasn’t the only one stuck in that dilemma: too much tax to sell,
too tired to manage, and unsure what to do next.
This platform was born from that tension: wanting to let go of the burden, without giving up what you’ve built. Wanting peace of mind — not just for yourself, but for the people you love.

From the Next Generation Building It Smarter
I’m 41, married to my college sweetheart, and raising four very active boys. Life is full — and so is my calendar. I also run a growing 1031 exchange business that I’m passionate about continuing to build.
I’ve always believed in real estate — I got my license when I was 18. But owning a few rentals personally, I quickly realized how hard it was to justify the time. Between business and family, I needed a smarter, more sustainable way to build wealth through real estate — without being tied
to the daily demands of managing it.
So it’s a little ironic: the whole reason I started thinking about the 721 exchange platform was to create more freedom in my own life. But the more I dug into the idea, the more excited I got — and instead of simplifying, I ended up expanding. What began as a side idea to support my 1031 clients turned into a bigger vision: to create the kind of platform I would want for myself — and for others in my generation who want to stay invested in real estate without it taking over their life.
There’s a real tension here — one I think a lot of us feel:
We want the growth of real estate, but we don’t want it to cost us our time, our energy, or our flexibility.
That’s why we’re building this platform — not just as a standalone strategy, but as a holistic solution. Together, 721 and 1031 exchanges give property owners options at every stage of the journey:

To be clear — I’m not trying to do this alone. We’re building the infrastructure and team to run the 721 platform professionally and independently, so I can continue growing my 1031 exchange firm while helping others make the transition to passive ownership on their terms.
